What we need before we can request the Land Registry certificate
Dominican Land Registry searches are based on the technical identification of the property, not simply on the owner’s name, street address or family surname. For this reason, we can normally request a certified statement of title status only when you can provide one of the following:
- A clear photo or scan of an old Dominican property title; or
- A clear photo or scan of a purchase contract or legal document that includes the technical specifications of the property, such as the title, parcel, plot, district, municipality or registry references.
Once we have sufficient property-identification details, we can lodge the request with the Dominican Land Registry for a certified digital statement showing the current registered owner and whether liens, mortgages, court judgments, restrictions or other recorded annotations appear against the property.
If you only know the name of a person, an informal address, or that a relative once owned land in the Dominican Republic, that is usually not enough for this Land Registry service. In those cases, related civil records, inheritance documents, tax references or older family papers may first be needed to identify the correct property.

A certified statement from the Dominican Land Registry can help confirm the legal status of a specific registered property. It may show the current registered owner, previous ownership details, liens, mortgages, court judgments, covenants, restrictions or other annotations recorded against the title.

However, a Land Registry certificate does not by itself resolve title defects, family disputes, succession issues or informal possession of land.
